The Lockbox: March

AW4U The Real Estate Group Inside The Lockbox

Easter’s Almost Full + What’s New

Last call for Easter, a buyer story, and a few things happening behind the scenes.

A Note from AW4U

This month at AW4U, things are picking up. From our upcoming Easter event to team recognition and signs of the spring market starting to take shape, there’s a lot happening out in the community. Here’s what’s been going on.

Buyer Story

In today’s market, buying a home can feel like a race. You see competing offers and a constant pressure to act fast. For these first-time buyers, the road ahead felt long and scary. They knew what they wanted, but nothing on the market was checking all the boxes.

Instead of waiting for the right home to show up, Andrea took a different approach.

Around the same time, Scott was preparing a listing in Riverside. His seller was out of the country and feeling the stress of getting everything ready for market. They had limited time and no interest in managing multiple showings.

Through conversation, the connection was made. Before the home ever hit MLS and ahead of its planned launch the following week, a showing was arranged. And it clicked.

After seeing plenty of other homes, this was the one they couldn’t get out of their heads. It had everything they were looking for, and within their price range.

Their anxiety still crept in. Would it go into multiple offers if they waited until it hit the market?

But getting in early changed everything. Instead of competing against a crowd, they were able to work directly with the seller.

An offer was submitted the next day with full inspection and due diligence in place. Because even when a home hasn’t hit the market, protecting the client always comes first.

The result: a home that checked every box, without the stress of competing offers.

For the seller, it meant a smooth, private process without the pressure of preparing for a full market launch.

For the buyers, it meant finding the right home before it got on everyone else’s wishlist.

The Takeaways:

  • Opportunities don’t always begin on MLS
  • Internal collaboration and relationships can create early access
  • You can still protect yourself even in off-market deals

Sometimes the advantage isn’t moving faster, it’s getting there first.

From Our Camera Roll

This Month’s Snapshot:

Named the #1 Team at RE/MAX Capital Diamond

Recognized for the work and grateful for the people behind it. Our team was honoured at this year’s RE/MAX Capital Diamond Awards. While the recognition means a lot, it’s the relationships and trust behind it that matter most.

RE/MAX Capital Diamond Awards

After hearing all the talk about Professor Zaaa, we finally got our hands on some. We wrapped up our Friday early with some Zaaa and let’s just say… we get the hype now. Between the pizza and a few rounds of Left, Right, Centre, it turned into a fun and slightly competitive way to close out the week.

Paul invited Broker of Record and Coach, Meg Lyttle-Catton, to speak with our team about burnout and balance. Whether it’s real estate or another line of work, it’s something that often goes unspoken.

We dove into topics like burnout, boundaries, setting expectations, time blocking, and even screen time. The kinds of things that shape how we balance work with everything else that matters to us.

She reminded us that we are in control. We can shift the narrative when it comes to our time and what matters most in each season of life.
